Terms of Service

Please read these Terms carefully before using Ardhi. By creating an account or using the platform, you agree to be bound by these Terms. If you do not agree, do not use Ardhi.

1. About Ardhi

Ardhi is a UAE property intelligence platform operated by Ardhi ("we", "us", "our"). The platform provides property data, automated valuations, transaction history, AI-powered analysis and related services to registered users in the UAE and globally.

2. Eligibility & Account Registration

To use Ardhi you must be at least 18 years of age and capable of entering into a binding agreement. By registering, you confirm this is the case.

You are responsible for keeping your account credentials secure. You agree to notify us immediately of any unauthorised access to your account at support@ardhiuae.com.

You agree to provide accurate information when registering. We may suspend or terminate accounts found to use false information, multiple identities to bypass plan limits, or to impersonate another person.

3. Plans, Fees & Billing

Free Plan

The Free plan provides limited monthly property lookups (currently 10), basic property information and access to the public map. Free plan limits may change over time. We will give reasonable notice of any reduction.

Pro Plan

The Pro plan is available at AED 499 per month plus 5% UAE VAT (where applicable). Pro is sold on a twelve-month minimum contract with no mid-term cancellation. The annual plan is AED 4,990 per year plus VAT, paid upfront, providing approximately two months of savings versus monthly billing.

Team Plan

The Team plan is available at AED 399 per seat per month plus 5% UAE VAT (where applicable). Team requires a minimum of five seats and is sold on a twelve-month minimum contract. The annual plan is AED 3,990 per seat per year plus VAT, paid upfront. Seats may be added during the contract term, with charges pro-rated to the renewal date.

Renewal & Cancellation

All paid plans renew automatically at the end of each twelve-month term unless cancelled with at least thirty days' written notice before renewal. To cancel, email support@ardhiuae.com with the subject "Cancel renewal".

Mid-contract cancellation is not permitted except where required by applicable law. No refunds are issued for partial months or unused portions of an annual prepayment.

Price Changes

We may change pricing for new contracts and at renewal. Existing contracts are honoured at the agreed price for the remainder of their term.

Payment Processing

All payments are processed by Stripe. You are responsible for ensuring your payment method is valid. Failed payments may result in service suspension after a reasonable grace period.

4. Acceptable Use

You agree not to, and not to permit any third party to:

We reserve the right to suspend or terminate accounts in breach of these Terms, with or without notice depending on severity, and to recover from you any third-party costs we reasonably incur as a result of your breach.

5. Fair Use

Some Ardhi features rely on third-party services (including AI providers, mapping providers, and government data feeds) that charge us on a per-request or per-token basis. To keep the service fast, available and economically sustainable for all users, we apply fair use limits.

What counts as fair use

Your use of Ardhi is fair use when it is:

Usage allowances by tier

The following allowances represent expected fair use for each tier. We reserve the right to update these allowances on reasonable notice (see section 6).

"Fair use limits apply" for paid tiers means typical use by an active individual property professional or investor. Specific numeric limits (such as AI Analysis requests per hour or per day) are published in our help documentation and may be adjusted without amendment to these Terms.

Rate limiting and throttling

We apply automated rate limits to protect service quality and contain third-party service costs. Rate limits may apply per request, per minute, per hour, or per day, and may differ between features and tiers. Where you exceed a rate limit, you may receive a temporary error response and should retry after a short interval.

We may, at our discretion:

Changes to rate limits that materially reduce the service available to a paid subscriber will be notified by email or in-product message at least fourteen days in advance, except where the change is necessary to prevent abuse, fraud, or excessive third-party cost exposure, in which case we may act immediately.

Consequences of breach

If we reasonably believe you are in breach of fair use, we may, at our discretion and proportionate to the breach:

Where practicable and where the breach is not deliberate, we will contact you before taking action so you have an opportunity to bring your usage back within fair use.

6. Service Limits & Modifications

We may, at our discretion:

Where a change materially reduces the service available to a paid subscriber, we will give at least fourteen days' notice by email or in-product message before the change takes effect, except where immediate action is reasonably necessary to prevent abuse, fraud, security incidents, or excessive cost exposure.

If you do not accept a change that materially reduces your paid service, your sole remedy is to cancel your subscription before the change takes effect and receive a pro-rata refund of any prepaid period that has not yet been used. No clause in these Terms obliges Ardhi to provide unlimited use of any paid third-party service.

Cost recovery for excessive use

Where your use of paid third-party services accessed through Ardhi (such as AI Analysis) materially and repeatedly exceeds the published or reasonable fair use level for your subscription tier, we may, on at least seven days' written notice:

We will not retrospectively charge for usage incurred before such notice is given.

7. Data & Accuracy

Ardhi aggregates data from public sources including the Dubai Land Department (DLD), Mollak, Real Estate Regulatory Authority (RERA), Dubai Municipality, and other governmental and commercial providers.

While we work hard to ensure accuracy, all property valuations, market estimates, yield calculations and AI-generated analysis are provided for informational purposes only. They do not constitute formal valuations, investment advice, legal advice or property surveys.

Before making any property purchase, sale, mortgage, lease or investment decision, you should obtain independent professional advice and rely on official sources rather than Ardhi's automated estimates.

8. AI-Generated Content

Parts of the service generate analysis using third-party large language models ("AI Output"). Our AI analysis feature currently uses Anthropic's Claude API; we may change provider or model in accordance with section 6.

AI Output is provided for informational purposes only and:

You are responsible for verifying any AI Output before using it for any commercial purpose or sharing it with third parties (including clients). To the maximum extent permitted by law, Ardhi excludes all liability for any loss arising from reliance on AI Output.

We log AI usage volumes for billing and rate-limit enforcement, but we do not store the full text of your AI conversations beyond the current session. See our Privacy Policy for details.

9. Intellectual Property

All software, design, branding, code, written content and curated data presentations on Ardhi are owned by us or our licensors and protected by UAE and international intellectual property laws.

Source data (e.g. DLD transactions, RERA records) remains the property of the respective government or commercial body. Ardhi grants you a limited, non-transferable licence to use the platform and view this data for your own legitimate property research and brokerage activities, in line with these Terms.

You may export individual reports (CMAs, PDFs, CSVs) for your own professional use and to share with your clients. You may not redistribute, publish or resell bulk Ardhi data.

10. Liability & Warranties

Ardhi is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that:

The application of rate limits, fair use enforcement, or third-party provider outages may cause individual requests to fail or features to be temporarily unavailable. Such occurrences do not constitute a breach of contract by Ardhi.

To the maximum extent permitted by UAE law, our total liability to you for any claim arising from your use of Ardhi is limited to the fees paid by you to us in the twelve months preceding the claim.

We are not liable for indirect, consequential, incidental, punitive or special damages, including lost profits, lost business opportunities or property investment losses.

11. Termination

You may terminate your account at any time by emailing support@ardhiuae.com. Termination of a paid plan does not entitle you to a refund for the remainder of the contract term.

We may terminate your account immediately for material breach of these Terms, fraudulent activity, non-payment or where required by law.

12. Changes to These Terms

We may update these Terms from time to time. Material changes will be communicated by email to registered users at least thirty days before they take effect. Continued use of Ardhi after the effective date constitutes acceptance of the updated Terms.

13. Governing Law & Disputes

These Terms are governed by the laws of the United Arab Emirates. Any dispute arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.

Before commencing any legal action, the parties agree to attempt to resolve disputes in good faith via direct correspondence at support@ardhiuae.com.
