Please read these Terms carefully before using Ardhi. By creating an account or using the platform, you agree to be bound by these Terms. If you do not agree, do not use Ardhi.
Ardhi is a UAE property intelligence platform operated by Ardhi ("we", "us", "our"). The platform provides property data, automated valuations, transaction history, AI-powered analysis and related services to registered users in the UAE and globally.

To use Ardhi you must be at least 18 years of age and capable of entering into a binding agreement. By registering, you confirm this is the case.
You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. Notify us immediately at [email protected] if you suspect unauthorised access.
You may not create multiple accounts or share your account with others. We reserve the right to suspend or terminate accounts that violate these Terms.
Free accounts receive 10 property lookups per month and 5 AI analysis messages per month, reset on the first day of each calendar month. Free access may be modified or withdrawn at any time with reasonable notice.
Pro subscribers receive unlimited property lookups, full DLD transaction history access, 500 AI messages per month, PDF and CSV exports, white-label branding on reports and all other Pro features as described on the pricing page.
Team plans include all Pro features plus shared portfolios and team collaboration. Minimum 5 users. Team billing is managed by the account administrator.
Subscriptions are billed on a 12-month basis. Payment is processed securely via Stripe. Your subscription renews automatically for a further 12-month term at the end of each contract period unless you opt out. We will send a renewal reminder email at least 30 days before your renewal date. To opt out of renewal, you must notify us at support@ardhiuae.com no later than 30 days before your renewal date.
All subscriptions (Pro and Team, monthly or annual billing) are for a minimum 12-month term starting from the date of first payment. During this 12-month term, cancellations are not permitted except where required by UAE consumer protection law.
How to cancel at the end of your contract: You can request cancellation at any time via the Stripe billing portal (Account Settings → Manage Billing & Payment) or by emailing support@ardhiuae.com. Your cancellation request will be scheduled to take effect at the end of your current 12-month contract, not immediately.
What happens after you request cancellation:
You can reactivate your subscription at any time before the contract end date by visiting the Stripe billing portal — cancellation will be reversed and auto-renewal will resume.
Auto-renewal: Unless you request cancellation as described above, your subscription will automatically renew for a further 12-month term at the end of each contract period. You must request cancellation at least 30 days before your renewal date to avoid being renewed.
Refunds: We do not offer refunds for mid-contract cancellations, for unused time, or for periods after a requested cancellation has been scheduled, except where required by UAE consumer protection law.
All subscription prices are exclusive of UAE Value Added Tax (VAT). VAT at the applicable rate (currently 5%) will be added to all invoices. Ardhi is registered for VAT in the United Arab Emirates. Your VAT invoice will be issued via Stripe and available to download from your Account Settings.
We may change subscription prices with 30 days' written notice. Continued use after the notice period constitutes acceptance of the new price.

Important: Ardhi provides information and analysis tools for research purposes only. Nothing on Ardhi constitutes financial, investment, legal or professional advice.
Transaction data is sourced from the Dubai Land Department (DLD). While we strive for accuracy, we make no warranty that data is complete, error-free or current. Always verify critical information directly with the DLD or a qualified professional.
AVM estimates are generated algorithmically from comparable sales data. They are indicative only and do not constitute a formal RERA valuation. AVMs should not be used as the sole basis for purchase, sale, mortgage or legal decisions. For formal valuations, engage an accredited RICS valuer.
AI-generated analysis is produced by a large language model (Claude by Anthropic) using available property data. AI outputs may contain errors, omissions or outdated information. Do not rely on AI analysis for financial or legal decisions without independent verification.
Flood risk, flight path, sun orientation and other map layers are indicative and based on available data sources. They should not replace professional surveys, insurance assessments or regulatory approvals.
All content, software, data compilations, designs and branding on Ardhi are owned by or licensed to us. You may use outputs (reports, exports) for your own professional and commercial purposes but may not republish, resell or redistribute Ardhi data or content without written permission.
Your account data (saved properties, notes, portfolios) remains yours. We do not claim ownership of content you create.
Ardhi operates a referral programme that rewards both the referring user ("Referrer") and the new user who signs up with their code ("Referee"). Rewards are granted automatically when the Referee completes signup, subject to the rules below.
The rewards granted depend on the plan held by the Referrer at the time of referral and the plan the Referee signs up on:
The Referee's "one month free" discount expires 7 calendar days after the referral is applied. Expiry is measured in exact hours from the moment of signup (i.e. if you sign up at 14:00 Monday, your discount expires at 14:00 the following Monday, Dubai time). We will send reminder emails 48 hours and 24 hours before expiry. Once expired, the discount cannot be reinstated.
The discount is redeemable on either a Pro or a Team subscription at the Referee's choice, on monthly or annual billing, and applies to the first invoice only. The discount amount in each scenario is:
The discount is single-use. Once redeemed at checkout, the credit is consumed and will not apply to future invoices or subsequent plan changes. The Referee may apply the discount to Pro or Team regardless of which plan the Referrer holds.
Bonus lookups granted to Free Referrers are added to the Referrer's account immediately and are consumed in addition to the standard monthly allowance. Bonus lookups do not expire but are subject to forfeiture in the event of account termination.
Subscription extensions granted to paying Referrers are recorded on the account as accumulated days and applied at the next renewal cycle, postponing the next billing date by the cumulative number of days earned.
To qualify for referral rewards, the Referee must be a genuinely new user who has not previously held an Ardhi account. The following activities will result in forfeiture of rewards and may lead to account suspension or termination:
We reserve the right to review referrals for signs of abuse, to withhold or claw back rewards granted in connection with abusive activity, and to terminate the accounts of users who violate these rules.
Where a referral discount reduces a Stripe invoice, UAE Value Added Tax (VAT) at 5% is calculated on the net discounted amount and will appear as a separate line item on your invoice. For example, a Pro monthly invoice with a 100% referral discount applied will show a net of AED 0 and VAT of AED 0. Subsequent invoices bill at the standard rate plus VAT.
We may modify the specific reward amounts, expiry period, or eligibility rules described in sections 7.1 to 7.5 with 30 days' written notice to registered users. Changes will not apply retroactively to pending discounts already granted — those continue under the terms in effect at the time of grant. We may discontinue the referral programme entirely with 30 days' notice; rewards already granted but not yet redeemed remain valid until their original expiry.
To the fullest extent permitted by UAE law, Ardhi and its operators shall not be liable for:
Our total aggregate liability to you for any claim shall not exceed the amount you paid to us in the 3 months preceding the claim.
We aim for high availability but do not guarantee uninterrupted access. We may carry out maintenance, updates or modifications that temporarily affect access. We will endeavour to provide advance notice of planned downtime.
We may suspend or terminate your account immediately if you breach these Terms, engage in fraudulent activity, or if we are required to do so by law. On termination, your right to access the platform ceases immediately. No refund is payable for the remaining contracted period upon termination for breach.
We may update these Terms from time to time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of Ardhi after that date constitutes acceptance of the revised Terms. If you do not accept the changes, you should discontinue use before the effective date.
These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.
